      <description>&lt;h2&gt;Halifax Real Estate Market Update Q1 2026 (HRM)&lt;/h2&gt;&lt;p class="block-p"&gt;If you’re wondering what’s happening in the &lt;strong&gt;Halifax real estate market in 2026&lt;/strong&gt;, here’s the real story from Q1.&lt;/p&gt;&lt;p class="block-p"&gt;We’re starting to see a shift across &lt;strong&gt;Halifax, Dartmouth, and the broader HRM housing market&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;Inventory is up, with &lt;strong&gt;675 homes for sale in Halifax-Dartmouth at the end of March&lt;/strong&gt;, compared to 530 at the same time last year. That means buyers in today’s &lt;strong&gt;Halifax real estate market&lt;/strong&gt; finally have more choice and a bit more breathing room.&lt;br&gt;&lt;br&gt;At the same time, &lt;strong&gt;home sales in HRM are down&lt;/strong&gt;, with 882 homes sold compared to 984 last year. &lt;br&gt;Homes are also taking longer to sell, averaging &lt;strong&gt;49 days on market in Halifax&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;And here’s what many sellers don’t expect…&lt;/p&gt;&lt;p class="block-p"&gt;Homes are no longer consistently selling over asking.&lt;br&gt;In Q1 2026, the average home in &lt;strong&gt;Halifax-Dartmouth sold for 98% of the asking price&lt;/strong&gt;, with buyers negotiating roughly $10,000 under.&lt;/p&gt;&lt;p class="block-p"&gt;Prices, however, are holding steady.&lt;br&gt;The &lt;strong&gt;average home price in Halifax (HRM)&lt;/strong&gt; came in at &lt;strong&gt;$591,501&lt;/strong&gt;, nearly unchanged from last year.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;What This Means for Halifax Buyers and Sellers&lt;/h3&gt;&lt;p class="block-p"&gt;This isn’t a crash in the &lt;strong&gt;Halifax housing market&lt;/strong&gt;.&lt;br&gt;It’s not a dramatic slowdown either.&lt;/p&gt;&lt;p class="block-p"&gt;It’s a shift toward a &lt;strong&gt;more balanced real estate market in HRM&lt;/strong&gt;.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;Buyers have more inventory and negotiating power&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Sellers need to be more strategic with pricing and presentation&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;And pricing your home correctly from day one?&lt;br&gt;It matters more than ever in today’s Halifax market.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;Sandra’s Take on the Halifax Market&lt;/h3&gt;&lt;p class="block-p"&gt;The first two weeks on the market are still everything.&lt;/p&gt;&lt;p class="block-p"&gt;We’re no longer seeing the “list it and wait for multiple offers” strategy work across the board.       <description>&lt;p class="block-p"&gt;I made "The Ultimate Banana Bread" yesterday - since I have had some free time on my hands right now I've been baking ...&lt;/p&gt;&lt;p class="block-p"&gt;This recipe comes from smittenkitchen.com&lt;/p&gt;&lt;p class="block-p"&gt;&lt;br&gt;&lt;/p&gt;&lt;p class="block-p"&gt;You’re going to need 5 bananas which I thought was just bananas...&lt;/p&gt;&lt;p class="block-p"&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;1/2 cup (4 ounces or 115 grams) unsalted butter, cut into chunks, plus more for pan&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1 cup (190 grams) packed light brown sugar&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;2 slightly heaped cups (about 18 ounces or 510 grams) (updated weight, see&amp;nbsp;&lt;a target="" rel="" href="https://smittenkitchen.com/2014/03/double-chocolate-banana-bread/#comment-1062271" data-type="link"&gt;why&lt;/a&gt;) of mashed banana, from 4 extra-large or 5 medium-large bananas&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;2 large eggs&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1 teaspoon (5 ml) vanilla extract&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1 teaspoon fine sea or table salt&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1 heaped teaspoon ground cinnamon&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;A few gratings of fresh nutmeg (optional)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1 teaspoon baking soda&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1 teaspoon baking powder&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;2 cups (260 grams) all-purpose flour&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;2 tablespoons (25 grams) raw or turbinado sugar (on top)&lt;br&gt;&lt;br&gt;&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Heat oven to 350 degrees F. Butter a 6-cup (9×5-inch) loaf pan (see note up top if yours is smaller) or coat it with a nonstick cooking spray and set aside.&lt;/strong&gt;&lt;/p&gt;&lt;p class="block-p"&gt;&lt;br&gt;&lt;/p&gt;&lt;p class="block-p"&gt;Melt butter in a large bowl and whisk in brown sugar until smooth, then stir in mashed banana. Whisk in eggs and vanilla. Sprinkle the surface of the batter evenly with salt, cinnamon, nutmeg (if using), baking soda, and baking powder, and whisk until the ingredients are fully dispersed in the batter, and then whisk 10 more times around the bowl because it’s better to be overly cautious than to end up with unmixed pockets. Add flour and stir until combined. Scrape batter into prepared loaf pan. It should come to just over 1/2-inch from the top rim. Sprinkle the top of the batter with the raw sugar; it will seem like a lot but will bake up beautifully.&lt;/p&gt;&lt;p class="block-p"&gt;Bake banana bread for 55 to 65 minutes. It is done when a toothpick or skewer inserted into the bread is batter-free — be sure to check the upper third as well, near the rim of the pan; that’s where I’d find the unbaked pockets of batter hanging out. The bread will get very dark but will not taste burnt.&lt;/p&gt;&lt;p class="block-p"&gt;Let cool in pan. This banana bread is good on the first day but exceptional on the second and third if you can bear to wait.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;</description>

Through it all, home prices in the country’s luxury markets have stayed relatively stable, weathering the ever-evolving market landscape.&lt;/p&gt;&lt;p class="block-p"&gt;According to the 2024 Royal LePage® Carriage Trade® Luxury Market Report, sales of luxury homes were up in the first eight months of the year, compared to the same period in 2023, in almost all major cities in Canada – with the exception of the two most expensive markets, Vancouver and Toronto, as well as Halifax. Their home buying decisions are shaped by more than the desire to live in a particular neighbourhood or to enjoy very specific high-end features and amenities. Often, their decision whether to buy or not is driven by their confidence in the health of the overall economy and the direction they see housing prices headed. Our research shows those in the higher end of the housing market have a very positive outlook on the long-term stability and appreciation potential of Canada’s housing stock,” noted Soper.&lt;/p&gt;&lt;p class="block-p"&gt;“Many buyers in the luxury market segment do not require high-leverage mortgages, where the amount borrowed relative to the value of the underlying property is large. The good news is we&amp;rsquo;ve done extensive research about what you need to know about selling your home &amp;ndash; and I've answered the questions you&amp;rsquo;re probably wondering:&lt;br /&gt;&amp;nbsp;&lt;br /&gt;How will you determine my home&amp;rsquo;s value?&lt;br /&gt;&amp;nbsp;&lt;br /&gt;To determine your home&amp;rsquo;s value and set a listing price, I will complete a Comparative Market Analysis. The CMA uses recent sales of homes close in geography, age, size, and features to yours. (A CMA is not the same as an appraisal, which a licensed appraiser can perform.)&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Is it a good idea to start high?&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Many sellers like the idea of &amp;ldquo;starting high&amp;rdquo; to see if they get higher offers, but this strategy isn&amp;rsquo;t usually practical. First, buyers may not see your listing if they use a price filter set to what they expect prices in the area to run. Second, you run the risk of the appraisal coming in lower than your contract price, which will require your contract to be renegotiated or canceled. Third, if your listing price puts your home higher than your neighborhood value, your home will likely sit on the market longer as buyers wait for you to make a reduction. It&amp;rsquo;s best to set a realistic listing price that will bring you buyers quickly. My goal is always to get you the highest possible price in the shortest amount of time.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;What percentage of the listing price can I expect to get?&lt;br /&gt;&amp;nbsp;&lt;br /&gt;The list-to-sell ratio is determined by dividing the selling price by the listing price. The ratio is largely market-driven. In a sellers&amp;rsquo; market, which is when inventory is low, sellers may get close to 100% or over 100% if the home sells above list price. In a market with a large inventory of homes, a buyers&amp;rsquo; market, buyers have more negotiating power, so the list-to-sell ratio may be closer to 90%. My goal is to get you as close to a 100% list-to-sell ratio as the market will bear.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;How soon can I get my home on MLS?&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Once we agree to work together, I will begin entering your home information on the MLS system. I will also schedule a time for a stager and a professional photographer to take photos, videos, and floorplans of the property. As soon as all the information and pictures are uploaded items, your listing can go live on MLS.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;What do I need to do to get ready to list?&lt;br /&gt;&amp;nbsp;&lt;br /&gt;For your part, it&amp;rsquo;s a good idea to begin cleaning out or organizing storage spaces, closets, and drawers and putting away some of your d&amp;eacute;cor or belongings. You may also want to have the exterior pressure washed, and the landscaping cleaned up. We can use a showing schedule, and unless we agree otherwise, I will notify you in advance of showing requests. Homes sell faster in a seller&amp;rsquo;s market, while buyers take more time to look when inventory is high.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Will you qualify the buyer?&lt;br /&gt;&amp;nbsp;&lt;br /&gt;When an offer is received, I will work with the buyer&amp;rsquo;s agent to vet the buyer. All offers should be accompanied by either a pre-approval from a mortgage lender. Once you accept an offer, the buyer will have time to do their due diligence (about 10 business days).       <description>&lt;p&gt;Can I be real for a second?&amp;nbsp;I&amp;rsquo;ve shown A LOT of homes, and can I just say that one of the BEST, BEST, BEST things you can do as a seller is oh-so-simply but incredibly underrated. It's this:&lt;/p&gt;
&lt;p&gt;Clean.&amp;nbsp;Yep. Clean. You'd be shocked at the number of homes I show that simply aren&amp;rsquo;t clean.&amp;nbsp;So, if you&amp;rsquo;re getting your home ready for the market and stressing about showings, my biggest piece of advice is this: Do a top-to-bottom deep clean of your house before it hits the market. Even if you have to hire it out, do it. It's worth every penny!&lt;/p&gt;
&lt;p&gt;After cleaning, here are a few other things to keep in mind as you prepare for a showing...&amp;nbsp;&lt;/p&gt;
&lt;div&gt;
&lt;p&gt;# 1 Hide everyday clutter like laundry, towels, dish rags, small appliances, toys, dishes, and pet "stuff."&lt;/p&gt;
&lt;div&gt;
&lt;p&gt;# 2 Replace bath towels with crisp white "show" towels.&lt;/p&gt;
&lt;div&gt;
&lt;p&gt;# 3 Take out the trash and put the toilet seats down.&lt;/p&gt;
&lt;div&gt;
&lt;p&gt;# 4 Clean and wipe down kitchen and bathroom counters.&lt;/p&gt;
&lt;div&gt;
&lt;p&gt;# 5 Make the beds.&lt;/p&gt;
&lt;p&gt;# 6&amp;nbsp;&lt;span class="JsGRdQ"&gt;Vacuum and sweep all floors. Start with the living areas.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="JsGRdQ"&gt;# 7&amp;nbsp;&lt;span class="JsGRdQ"&gt;Put valuables away or take them with you.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="JsGRdQ"&gt;# 8&amp;nbsp;&lt;span class="JsGRdQ"&gt;Open the interior doors, turn on the lights, and open all blinds and curtains.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;1. How are you using your current space?&lt;/p&gt;

Souvenirs collected during travels, family heirlooms, and your children&amp;rsquo;s keepsakes can be quite stressful to part with. It doesn&amp;rsquo;t matter whether the items have monetary value or not; in fact, often the most difficult items to let go of are worthless in terms of money, but priceless in sentimental value.&lt;br /&gt; &lt;br /&gt;Here are some tips to help you part with belongings you are attached to but no longer want to keep.&lt;br /&gt; &lt;br /&gt;1. Remember that our memories reside within us, not within our possessions.&lt;br /&gt;Psychologists say that letting go of sentimental items can be extremely therapeutic. When we keep things, the items occupy both physical and mental space in our lives. It&amp;rsquo;s healthier to focus on your memories and not the items that represent your memories.&lt;br /&gt; &lt;br /&gt; 2. Focus on the present. Letting go also helps to bring your focus to the present. Sometimes things are continual reminders of the past and hold us back from living in the present. Dwelling in the past can make one more prone to depression and can affect our ability to deal with stressful situations in our lives. Realize that while we can always cherish our memories, we don&amp;rsquo;t need the past to be happy in the present.&lt;br /&gt; &lt;br /&gt;3. Let go of guilt. People often hold onto an item they don&amp;rsquo;t want or need because someone special gave it to them or it represents a special person. Learn to let go of the guilt associated with getting rid of gifts you can&amp;rsquo;t use. Appreciate the thoughtfulness of the giver or the special memory it represents but pass the item on to someone else who can use it or donate it to charity.&lt;br /&gt; &lt;br /&gt;4. Don&amp;rsquo;t save it for your grown children. Times have changed and today more young adults are able to buy their own furnishings. And they aren&amp;rsquo;t as sentimental about family heirlooms as prior generations were. Talk to your kids now and find out if you are holding onto your china, crystal, and silver tea service for nothing.&lt;br /&gt; &lt;br /&gt;5. Compromise with your spouse. It&amp;rsquo;s not uncommon for one spouse to resent the others&amp;rsquo; favorite belongings while holding onto their own special stuff. It&amp;rsquo;s important to recognize that, while you may not understand your husband&amp;rsquo;s need to keep a ball cap for every MLB team he&amp;rsquo;s seen play, he may feel the same way about his hats that you do about keeping every book you have read. Decide together on a reasonable number to keep.&lt;br /&gt; &lt;br /&gt;6. Start with the easy stuff. If you have a lot of belongings to sort through, start with the easier decisions and work from there. Often people find that once they get some momentum going it feels good to let go.&lt;br /&gt; &lt;br /&gt;7. Write a family memoir. Hold onto your memories with words instead of things by writing your memoir or the story of your family. Writing your story can be very therapeutic and can help you release your hold on tangible items.&amp;nbsp;&lt;/div&gt;
